Decision intelligence for real estate professionals
The CMA that shows its work, with the data most CMAs leave out.
Then it tells you what to do about it.
Homesolo weighs comparable sales, permits, assessor records, failed listings, market supply and current competition into a pricing strategy you can defend, then helps you advise, negotiate and close.
Built for licensed brokers, agents and salespeople in DC, Maryland and Virginia. Every licence verified. The founding beta is free.

Homesolo intelligence
Listed inside the supported comparable range and below the top of it, leaving room to negotiate.
The best agents have always had an edge.
Better market instincts. Better information. Better follow-up. Better advice. Now they have AI.
Homesolo puts pricing intelligence, market analysis, client intelligence, offer strategy and transaction management into one platform designed around how real estate professionals actually work.
Move faster. Know more. Advise better.
Price with evidence.
Comparable sales, current competition and market speed become three positions, each with its tradeoff, so the seller sees the reasoning and not only your opinion.
Launch with a plan.
One decisive position, then a tracked test: showings, second showings, offers and what buyers said.
Stop the drip.
When response is weak, Homesolo shows whether it is the price, the presentation or the market, so you can make one decisive move instead of five small cuts.
Never fly blind.
Each week Homesolo re-reads the market against your listing.
Built for the DMV
Built for the DMV. Not retrofitted for it.
A national tool has to average your market away to cover every market in the country. Homesolo only had to get one region right.
Runs on Bright MLS.
Every comparable, adjustment and recommendation comes straight from Bright MLS data.
More than the MLS alone.
Other data sources fill in what the listing itself does not cover.
Every ZIP reads its own market.
Supply, absorption and seasonal timing are read at the ZIP level, not smoothed into a metro-wide or national average the way most automated valuations are.
A model tuned for a rowhouse in Petworth is not the model tuned for a colonial in Loudoun County. Homesolo was built to know the difference — a national tool never had a reason to.
What sets it apart
The data most CMAs leave out.
Every CMA has comparable sales. Homesolo adds the evidence that explains a number and lets you defend it.
The assessor’s own condition grade
What the city recorded about the home’s condition, not only the listing description.
Dated building permits
Roofs, heating and cooling, kitchens and more, with the year the work was permitted.
The home’s own last sale
Blended in, moved by its market, when it is two to six years old.
What didn’t sell
Nearby listings that were withdrawn or expired, and this home’s own listing history.
Sales the MLS never saw
Off-market and for-sale-by-owner transfers from the District’s public records.
Supply at this price point
Months of supply for the price band the home sits in.
What rates did after the comps sold
How far mortgage rates have moved, and what that means for a buyer’s budget.
A rent check and a cost check
Two cross-checks shown beside the comparable sales.
Permits, assessor records, off-market sales and the cost check come from District of Columbia public records and apply to DC properties. The rest applies across DC, Maryland and Virginia.
One platform
From pricing strategy to closing day.
- 01
Price
Set the number with conviction.
Comparable sales, current competition, market velocity and local trends shape three positions: conservative, moderate and aggressive. Each comes with its evidence and its tradeoff. These are options to weigh with your client, not forecasts.
- 02
Analyze
See the whole market around a property.
The value range, the adjustments, and the comparables behind them, laid out so a client can follow every step.
- 03
Advise
Turn market movement into client conversations.
New matches, price and status changes on listings you have shown, and close matches just outside a client’s criteria: the reason to call, ready when you are.
- 04
Negotiate
Read the whole offer, not just the number.
Score price against the estimate, financing, inspection terms, earnest money and closing flexibility, then draft counteroffers with the reasoning in front of you.
- 05
Close
Keep every deadline in view.
Track milestones and contract deadlines from accepted offer to closing day, with alerts before they slip.
The Homesolo difference
The CMA, and what to do about it.
Most CMAs stop at the comparables. Homesolo answers the harder question: What should you do about it?
- Comparable sales
- Property adjustments
- Current competition
- Pending activity
- Price reductions
- Days on market
- Failed listings
- Inventory and absorption
- Micro-market conditions

Meet Joy
Ask. Explain. Draft.
Joy knows the CMA, offer or transaction you are looking at. Ask why a price was recommended, where an offer is risky or what is due this week, and have her draft the message to your client.
Spend less time searching for information. More time advising clients.
Meet Joy
Your business has questions. Joy has context.
Joy is Homesolo’s assistant. She knows the CMA, offer or transaction on your screen, so you can ask in plain language and get an answer built from your own analysis.
- 1Open her anywhere. One button, bottom-right on every screen. She knows whether you are looking at a CMA, an offer, a transaction or your workspace.
- 2Ask in plain language.Type a question or tap a suggestion. “Why this price?” is enough: you never have to explain what you are looking at.
- 3Get a short, sourced answer. She separates what Homesolo computed from her own suggestion, and links you back to the screen so you can check it.
- 4Have her draft the message.Ready-to-send emails and texts to a seller or a buyer, in your voice, with names and addresses filled in for you.

Your AI real estate assistant
Why this price?
From your analysis: the recommended list price is $1,074,900, 3.4% over the $1,040,000 estimate and just under the $1,100,000 search bracket. My suggestion: if speed matters most to your seller, the conservative position at $1,040,000 is worth discussing.
Joy’s suggestion, based on your Homesolo analysis
Draft a short email to my seller with the options.
Hi [seller], I have finished the analysis for 214 Maple Row. Three positions to weigh: $1,040,000 (homes that listed near it and sold went under contract in a median of 13 days), $1,075,000 (16 days) and $1,120,000 (15 days). These are comparisons with past sales, not promises. I would like to talk through which fits your goals.
What Joy does
- Explain a CMA, its three pricing positions and both ranges
- Summarize a CMA before a seller meeting
- Read an offer, find the risk and suggest what to counter
- Draft client emails and texts
- Tell you what is due this week and which clients have a reason to hear from you
What Joy doesn’t do
- Give legal advice or replace your judgment. She helps you frame the question for your broker or attorney.
- Be sent your saved client names, emails, phone numbers or property addresses: they are swapped for placeholders first.
- Make up a fact. If it is not in Homesolo, she says so and tells you where to look or add it.
- Send a message or change a record for you. You review and send everything.
Joy works from Homesolo’s own figures and placeholders. Client names and property addresses you have saved in Homesolo are swapped for placeholders before anything is sent, and filled back in on your screen after she answers. Say “my seller” instead of typing a name.
Joy provides decision support based on the information available in Homesolo. Review material recommendations and transaction information before acting.
Ongoing market review
Your listing shouldn’t be running on last week’s strategy.
Markets move. Each week Homesolo re-reads the market against your listing, and tracks how buyers respond at your check-ins. When the picture changes, so does the reading.
- Day 1
List at $1,074,900
Test the position and measure the response.
- Day 7
12 showings · 2 second showings · 0 offers
Hold and keep measuring, read against what buyers said.
- Day 14
Showings slowing · buyers rate the price poor
The reading points to price, not presentation: one decisive move, with the reasons.
- Every week

Client intelligence
Most CRMs tell you who to follow up with. Homesolo tells you why.
- A new listing matches James’s search.
- A home you showed Sarah just went under contract.
- A close match just outside Michael’s criteria came on the market.
- A home Nicole toured cut its price.
Find matches a basic filter would miss.
Save a search for each client by ZIP, price, bedrooms, bathrooms, square footage, property type and neighborhood. Homesolo also flags close matches just outside your criteria, and tells you when a listing you have already shown goes under contract, comes off the market, expires, is withdrawn or cuts its price.
Alerts go to you, with the details waiting in Homesolo. For buyer’s agents and listing agents alike.
Never send “just checking in” again.

Frequently asked questions
Who is Homesolo for?
Licensed real estate brokers and agents working in DC, Maryland, and Virginia. We verify every licence by hand before the workbench unlocks.
What is a CMA, and how does Homesolo build one?
A comparative market analysis estimates what a home is worth from comparable recent sales. Homesolo selects the comparable sales, adjusts them for differences such as size and condition, and shows the value range together with the evidence behind it. The pricing math is deterministic, so the same inputs give the same numbers.
Where does the market data come from?
Homesolo works from the Bright MLS feed under a data licence. Listing data is shown with its required broker attribution and a freshness stamp.
How much does Homesolo cost?
The founding beta is free, with full platform access and free training from the founders. We will share pricing well before the beta ends.
When does the free beta start?
When your licence has been verified and your workbench is unlocked, not when you sign up, so the time you have is time you can actually use the product.
How does broker approval work?
After you sign up we check your licence and MLS membership by hand. Until that is done the workbench stays locked. It exists to make sure the tools go only to licensed brokers.
Can Homesolo tell me when to change a listing’s price?
It reviews your live listings against the market every week and tracks buyer response at check-ins: showings, second showings, offers, and what buyers said. It then lays out what to consider and why. It is guidance for you as the broker, not automatic and not a forecast, and nothing changes a price or contacts anyone on its own.
What is Joy, and what can she see?
Joy is Homesolo’s assistant for licensed brokers. She knows the CMA, offer or transaction you are looking at, explains Homesolo’s analysis, reads an offer, and drafts messages to your clients. She works from Homesolo’s own figures and placeholders: client names, emails, phone numbers and property addresses you have saved in Homesolo are swapped for placeholders before anything is sent, and filled back in on your screen. Text you type is sent as written, so say “my seller” rather than a name. She gives decision support, not legal advice. You review and send everything yourself.
How does Homesolo handle fair housing?
Every generated description is checked against a fair-housing prohibited-terms list before it is delivered. Violations are blocked and logged.
How accurate is the AI?
AI output is informational and is not a professional appraisal or legal advice. Pricing math is deterministic; AI narration explains it. You are responsible for reviewing all output.
How is my data handled, and is any AI trained on it?
Your data is scoped to your account with row-level security. MLS listing data is never sent to the AI; only abstracted summaries are. No model is trained on MLS data, and our AI provider’s commercial terms do not train on what we send it.
The next generation of real estate is already here.
Get the edge before everyone else does. Price smarter, understand your market, stay closer to your clients and negotiate with more information.
